Position Overview:
The Commercial Sales Executive will be responsible for managing and driving sales for commercial properties, including office buildings, retail spaces, industrial facilities, and land. This role involves prospecting, negotiating deals, and maintaining strong relationships with clients. The ideal candidate will have a solid understanding of the commercial real estate market and possess exceptional sales and communication skills.

Key Responsibilities:

Lead Generation:

  • Identify and research potential customers.
  • Develop and execute effective sales strategies to drive commercial property sales.
  • Set sales targets, track performance, and provide regular reports to senior management.
  • Identify and pursue new business opportunities, including partnerships with real estate agents, brokers, and developers.
  • Generate leads through networking, cold calling, referrals, and online platforms.

Customer Consultation and Relationship Management:

  • Meet with clients to understand their commercial real estate needs, objectives, and budget.
  • Develop and maintain strong relationships with customers, ensuring regular communication and follow-up.
  • Negotiate with customers and close sales as per the approval matrix.

Market Research and Analysis:

  • Stay updated on local and regional commercial real estate market trends, property values, and regulations.
  • Conduct market research and analysis to provide clients with accurate and insightful information.
  • Evaluate property investment potential, including income projections, return on investment, and risk assessment.
  • Collaborate with brokers and other professionals to expand market reach and opportunities.
  • Enhance the channel broker network with new empanelments.

Desired Skillset:

Academic Qualification:

  • Graduate or Post Graduate degree.

Relevant Experience:

  • Proven experience as a commercial real estate salesperson or in a similar sales role with a minimum of 6-12 years of experience.

Technical Skills:

  • In-depth knowledge of the commercial real estate market, including property types, zoning regulations, and market trends.
  • Strong sales and negotiation skills with a track record of closing deals.
  • Excellent communication and interpersonal skills to build and maintain client relationships.
  • Ability to multitask, prioritize, and manage time effectively in a fast-paced environment.

Operating Network:

  • Inside the Organization: Regular interactions with senior management to report performance and strategy execution.
  • Outside the Organization: Collaboration with real estate agents, brokers, developers, and other professionals to expand market opportunities and enhance network connections.
